The roof is one of the more
critical parts of the home, especially as it
relates to the elements. Even a small roof
leak can cause major damage to the interior of the
home.
We make every attempt to walk your
roof to inspect thouroughly, however there are
some circumstances that will not allow it.
We will not walk the roof if there is an enhanced
risk to the home inspector such as an extremely
steep pitch or wet roof. We also will not
walk a roof if doing so would cause damage to the
roof, for example wood shake or clay tile.
Roof components that are inspected include: |

- Roof Covering - We
inspect for missing or damaged materials, improper
installation and conditions that could cause leaks
or would require immediate repair. Remaining
life of a roof depends on many factors, due to this
we can estimate the remaining life left but it is
just that, an estimate.
- Skylights, Chimneys & Roof
Penetrations - We inspect the general condition
of these components paying special attention to
flashings and sealant. These penetrations are
a typical area for water penetration.
- Flashings - The purpose
of flashings is to transition from one material to
another while maintaining a water tight seal.
We inspect for proper installation of the flashings
and ensure that they are installed in the correct
locations.
- Roof Drainage - This
includes gutters, scupper drains and the proper
drainage of low sloped or flat roofs.
